zoysia dead spots again

I just discovered this site and I have a question concerning my zoysia lawn. I moved into the home where there was some dead spots. I dug it out and mixed some topsoil and manure and put sod down. I bought the zoysia sod from Lowes. It was a different type of zoysia but it did great for 3 years.

This spring I noticed that I have some dead spots at the same exact spots as before.

I sprayed fungicide last year. What shall I do so I dont have to replant every 2 to 3 years?

Is there any possibility of standing water in those spots after a heavy rain?

How often do you water and for how long? Is there any chance that your sprinklers don't hit that area for long enough?

Actually, there is no standing water. I do have a sprinkler system that reaches every spot. I water about 3 days for about 25-30 minutes on each zone.

I had a beautiful green yard for 3 years after I put sod on those dead spots. Is it possible a tree might of been there and the roots are causing the spots. I moved into the house so I wasn't sure if there were trees there before.
