Species dogwood tree blooming but leaves look yellow

I like it, whatever it is. (as I just said in another posts, I don't know dogwoods well except the very basics like kousaflorida)

Leaves are a bit of a mystery, the pattern seems somewhat too orderly to be chlorosis and the cultivated setting would probably rule that out anyhow, is it a very subtle variegation?
