Another picture

One more, not the clearest.

I think those leaves are too grey for apple leaves. Attached a pic of my apple leafing out today for comparison. Also, if your Manitoba Maple (Box Elder) in the background are that far leafed out, any apples should be much further along than the mystery tree in your pic. Sorry though, I don't know what it is.

I see what you're saying but I have an apple tree elsewhere and the leaves are similarly developed and very similar in colour.
I guess I'll just have to wait until the leaves develop a bit more.
