Lord's Seedling: keep it or cut it

I'm deciding whether to keep this tree or graft over it. I've had it in ground for seven years now and have had a grand total of one apple off of it. It was browsed by deer a few times and didn't get as much water on it in its first season or two in ground, but is now a 7' tree (I keep all my trees between 6-8') on G 16 rootstock. It blooms nicely every season and is surrounded by 50+ other apple varieties in my orchard, so pollination is not an issue, yet I get bupkis from this tree.

Most of my other trees fruit well enough, so this does not appear to be an issue with soil or water. Environment, though, might be an issue, as Reno, hot, dry and high in the summer, is a far cry from the northeast, where this apple originated.

Does anybody else grow this variety? If so, does it fruit well for you and maybe most importantly, do you live in a similar climate to mine (high desert)?
