Please help, peach tree is sick!

I planted this peach tree years ago and it has never done very well. I noticed these yellow spots on the leaves last year and they just have not gone away.

I have tried spraying with a fungus spray but it had no effect!

I have no clue what is wrong with my peach tree; it has never produced fruit!

Please help!

I'm not sure what your tree is but it's not a peach. Looks more like a plum or maybe even an apple. Maybe it's time to plant something that actually fruits. Or if you don't want fruit an ornamental.

As to the disease it's fungal or bacterial. But since I'm not sure of the species I don't know what exactly.

The reason why it's never produced any peaches is because it isn't a peach tree. I agree with fruitnut. It almost looks like a camelia. Get rid of it and get a real peach tree.
