Help with what is wrong with crabapple tree?

My son has a crabapple tree which start out in the spring when it is flowering, looking good. After the flowers fade and the leaves start coming out, the leaves start getting brown spots, and eventually dry up and turn all brown and fall off. He is starting to clean up lots of leaves every day under the tree. It's an older variety, I assume, as it has been at his house a long time. I know the new varieties are much more resistant to diease. Thanks to anyone who can help. I know when you spray is as important as what you spray with. Oh, and another question, how do you spray a mature crab apple that is probably 15-20 feet high?
