Avocado?

So I know an avocado is not supposed to be a houseplant, and all the 'avocado experts' are supposedly in the tropical fruit forums... but I need advice on how to keep an avocado HOUSEPLANT healthy!

This plant is coming on 2 years old, and has always grown this way from the start. it will grow a set of leaves (4 at a time) and lose its previous leaves. they dry up from the tips in and fall off. at its best, it had about 3 sets of leaves on it at once. at its worst (now) it has 1 immature set of leaves and a whole munch of growing tips. What do I need to do to get it to keep its leaves?

It gets a direct sunlight south facing window in the winter, and outdoor full sun (after hardening) in the summer. I water it about once a week, the soil drys between watering. we have dry air, I don't mist it, I tried once or twice and didn't seem to do anything. it's being fertilized with 19-6-12 slow release beads.... don't know what other information would be helpful.
