ficus elastica leaves getting dark spots and then dropping, help

I have 2 ficus elastica plants. I got them both in late october or early november.
Anyways, one of them is doing fine and it is sitting in my office.
But the one in the corner of the living room has been getting these dark spots on the leaves and then they drop from the tree.

Does anyone know what causes this and how i can fix it?
Some of the branches are starting to look bare!

Also, will leaves grow back in place of the felled ones?

Could the one in the living room got touched by cold air or got more water?

I did not ask this question before.
The one in the living room may get a bit of cold air when i open my front door when im coming in or exiting and i did water it not very long after i purchased it.
