Please help identify this problem on sodded KBG

New construction house (central NJ) has 3 year old sodded KBG lawn. Last year, it started getting these yellow patches, which turned light tan over time. In this post, I have a photo from 20-Oct-2012. In follow up, I will post close-up of grass blades and then a photo from today.
I can tell you this is NOT dog pee or fertilizer spill.
Can you please help me identify what type of problem it is -
- fungus disease?
- a problem with thatch?
- insect problem?
I would greatly appreciate any guesses on what this might be.
