Half Sand Half Grass Yard

I live in Jacksonville FL, but was away for 3 years renting out my house. When I cam back my yard was horrible. There are parts of it that are just sand and it feels like I'm walking on the beach when I walk on those parts. The grass that was there before was St. Augustine grass, but now it seems like it's just different weeds and some grass and there really doesn't seem to be a good soil or root base because of the sand. I'm not sure where to start. I've thought about tilling spraying to kill everything then tilling to mix up some sand and soil then seed. I"m just not sure what to do and I don't have the $$$ to pay someone to fix it for me. Any suggestions?

I would not do any tilling. Most soils in florida are sand. I have the same thing. Once you get your lawn established and fertilized, then all will be good with you.
Here is what I would do.
Kill off all the weeds with roundup or a generic equivalent. Then either sod, spring or plug the entire yard with st aug.
If you want to change grasses, then do research on different varieties for florida.

Agreed. Tilling is a waste of time but tilling sand is a real waste of time. Just use a drag made from chain link fencing to make it level. Then put the sod down.

I had a renter ruin the finish I put on my hardwood flooring. Something like that (or your experience) will really sour you on renting a house out.

Plug Floratam or Sapphire pieces and watch them spread out like a wildfire!

If not St aug, look at Empire zoysia or other cultivars. I think it is getting more popular in Florida.

Bermuda is more demanding than you think.
