Help identifying 'grass'

I have noticed we have a patch of 'grass' growing in our lawn in front of our condo which doesn't look anything like the rest of the lawn (which is in poor condition)...I was wondering if anyone could help me identify this....I'm going to post a link to flicker with a picture of the grass and one of the runners....Thanks for any help in identifying it!

1+ for bermuda. How large of an area of yard is this affecting , is this small patches or it pretty evenly distributed through the yard? How large of a yard do you have (in sq/ft)?

it's a patch (actually 2) each is about 10x10'

i should point out that i live in a condo and i actually have a big 'yard' the yard is pretty shady with oak trees and the patches are only in the sunny spots....at first i thought it might be zoysia...

from my reading the best thing to do is to kill it (using say 'round up' and reseed or resod....considering the common areas have some bermuda grass infestation, i'm not sure it would not re-infest my unit
