1.5 month old Zoysia does not grow roots and thinning

Hi, I have Zoysia sod installed 1.5 month ago (in Daytona Beach, FL). Most of grass is thick and healthy and have new roots and stolons, but there is one area in partial shade under oak where grass is thinning and does not grow any roots. I have checked today: was able to lift problem tiles easily - it is moist and cool under the tiles but supprisingly I did not found any new roots and/or stolons at all. Ph in the problem zone is 6.5 (checked before sodding in March); It seems I care properly: I fertilized, treated against fire ants, mole cricket, ching bugs, fungus, nematodes. I try to be on natural/organic program myself, but asked TruGreen to treat for ants and bugs.
Question: IS ANYTHING I STILL CAN DO TO PROMOTE ROOTS GROWTH OR THAT GRASS IS DAMAGED PERMANENTLY AND DESTINED TO DIE AND BE REPLACED? Thank you!

The zoysia on the north side of my house, under a tree took forever to root. Since there is not much sun, it just took a while. I would say 3-6 months before it was rooted and about a year before it started to spread. The rest of the lawn was rooted in about 2 weeks.

Thank you so very much for some hope, botanicalbill!!! As I understand, you did not do anything special to get it grow roots? What do you think if I trim that old oak to let more sun for the grass, would it help? Also, should I feed that grass more? Thank you again!!!
