Why is my new grass dying?

Hey guys, I'm running out of ideas here so I need some help.

I planted some new Fescue sod here in Colorado around 3 months ago. I watered aggresively and for awhile the grass was looking fantastic!

Now that it's heating up, I have an area that is struggling. It looks as if it's drying out and I've got brown spots coming up.

For awhile I was watering every other day around 20 minutes using the wavy sprinkler things.

So I upped that to around 30 minutes thinking it just needed more water. Not noticing much of a difference, so I upped it to 40 minutes. I stuck one of them thar moisture testing things into the ground and it shows the deep parts of the soil are fairly moist, but the surface area is a bit more dry. This could be resulting from the heat maybe?

I did fertalize using a starter fertalizer maybe 6 weeks after laying the sod. Didn't have any issues. This area also does get more sun than the other parts do. The other areas are nice and healthy, but this section is having trouble.

Should I dump more water on it, or is there another problem going on?
