Bare Patches and Dying Lawn. Please help!

Hello,

My husband and I recently moved into a new house (its a rental) and over the last month and a half the back lawn has been deteriorating terribly! We previously lived in an apartment and are pretty clueless when it comes to lawn care.

One entire corner of the lawn has basically died and is down to just dirt in most areas. Other parts of the lawn are still very green, but are thinning as well (bare patches throughout).

We have tried adjusting water several times and are currently on a system suggested by someone at the local lawn and garden store (8 min at night, 8 min in the morning every day and and additional 20 min twice a week for a "deeper" watering), but it the dying grass only seems to be spreading.

We have also treated for bugs (only once, about a week and a half ago).

We're at our wits end and would appreciate any suggestions - we would hate to have the lawn die completely under our care!

A few things that may be important for our situation:

- We live in Sacramento where it's very hot (often 100+ during the day) but not very humid
- Aside from a slight strip (which is doing well), the lawn is almost completely shaded all day (although when we moved in the trees were trimmed back considerably, so the lawn was getting more light)
- The lawn was aerated approx 3.5 months ago
- the part of the lawn that's doing the worst is the lowest point in the yard
- all sprinklers are in good working order
- photos were taken just after morning watering
