You're in the northern Central Valley of California. Have you seen any other KBG or fescue lawns in your neighborhood? I could easily be wrong but I was thinking bermuda was king around there. If so, then it's too hot for KBG. If I'm wrong, then you need to check the NTEP testing for grasses in your area. Bewitched and Bedazzled are old names for some deep green, Elite KBG varieties. Mostly those were used in the Midwest as I recall. If this forum goes back far enough you would have seen a lot of discussion about those two. But I believe there are newer varieties that surpass those for one reason or another.

TTTF is what all the new homes have installed. That is what was put in at my house when it was built in 2005. It was empty for most of 2010, so the yard if full of dallisgrass.

I was planning to use just TTTF but someone suggested I mix in KBG.

I don't want Bermuda, It would look different from the rest of the community, and take over neighbors yards.

Would KBG be more hassle than its worth?
