Zoyzia Grass Problem

I have a Zoyzia grass lawn for about 3 years. The first 2 years were only what I would call OK, not great. This year what I would call "low brown areas" appeared throughout the lawn. The brown area contains some dead (brown?) grass. When I rake the area, there seems to be some green grass blades. Someone thought it might be a fungus.
Does anyone know what this problem is and how to treat it?
I can send pictures. I fertilize 4X per year with Scott's Southern blend.

What do you do for the lawn, do to it, when, how much, etc., other than fertilize it? If you only fertilize it, you are missing important steps of bug and fungus control, and perhaps water amount and frequency.

Why do you call it low brown areas? Is there a low spot in the surface?

Send pictures. I have Empire zoysia in Jacksonville and am having what sounds like the same problem. My best guess is Brown Patch here but it is a little early for that now, from what I read anyway.
