Core aerating and overseeding

My lawn had a bit of a fungus problem during the late summer. I think the problem started because of the higher humidity, heat, and sprinklers from my neighbor watering portions of my lawn in the evening (problem is corrected for now with neighbor adjusting sprinklers and fungicide treatment).

I am planning on core aerating and overseeding soon to try to help fill in the brown patches. I am planning on doing 2-3 passes with the aerator. Is it best to do them all before seeding or do 1-2 pass(es), seed, and do a final pass with the aerator? When is the best time to fertilize with the 'new seed fertilizer'? Also, is it best to top dress the lawn after applying seed? If so, how long do you wait to top dress after aerating/applying seed? And lastly, if top dressing is necessary, what is the most efficient way to top dress the lawn (about 11K sq. ft) or would it be ok just to do the brown/dead patches?
