| Not exactly sure how any of us can help as you have pretty much identified the root of the problems. In the last two pictures you have some crab grass. |
| So I guess I'll just follow the bible from here on out. During the summer we do get some bad rain off of the mountains resulting in the standing water that I assume is hurting that side of my lawn. I assume I'll need to level that somehow? If so I've looked into the leveling threads already and may need to do that. I assume this will also help with my inability to mow low enough. I've also went ahead and set my irrigation timer as needed and will be letting my wife shut it off as necessary during the week. Thanks a lot. |

| For the low area is a French Drain possible? |
| Unfortunately not. It's just a low spot between the tree pictured and the driveway to the right in that photo. Our forecast states 2-6 inches of rain today so I'm going to post a photo of what it looks like after that. I'm hoping there's a better way to fix this problem but I think I will inevitably need to just drop a load of sand on it. |

| The picture of your front yard shows that it is about the same as those of your neighbors - good or bad, depending on who is judging. The front yard picture also shows that you are breeding Weird Weed, a.k.a. crabgrass, in the "flower bed" shown at the bottom of the picture. Your side yard w/weed infested field looks pretty good - apparently not a disadvantage - unless you would prefer a neighbor's yard instead. |
| Unfortunately the wife just didn't care for the flower bed this year and it has sprouted all types of things. I never really paid any attention to it but I'm sure it's sending all types of spores into the lawn. I'll actually go out and destroy all that right now. There are six homes in our neighborhood including mine that have decent grass and we have a friendly competition with our lawns. Everyone else let their bermuda sod turn into dandelion fields. It actually improves the look of mine in comparison so I'm not complaining. |
