Too Late to Plant New Lawn?

What's the latest someone can start a new lawn in Zone 9? Is it already too late this season? I believe our first frost date is around Thanksgiving. Would it be better to wait until spring at this point?

Rye grass, not too late. A warm season grass, too late unless it is sod

If I remember correctly, you were planning to use tall fescue. If so, you're too late for a fall seeding.

I don't know where you are in CA, but in some areas, you can basically seed all year long and get decent results. It is a crazy state in terms of weather and the general rules of the rest of the country sometimes don't apply there. If the temps are still in the 60's or above and will be that way for a month or more, you'll probably have decent luck seeding - especially if the area gets some sun. If your temps will be starting to dip below that, you missed your window.

Thanks for the input. This is actually for *another* neighbor who is also considering starting over with his lawn. Thanks to the advice I've gotten in this forum, I have the best lawn on the block and the neighbors look to me for advice. I, in turn, turn to you fine folks. :) High temps are currently in the 70s, dipping to the mid-60s over the weekend. I think our first frost date is typically around the third week of November. I believe this guy is considering sod instead of seed. Should he just hold off until Spring?

Sod can be put down any time the ground isn't actually frozen, so he should be fine.
