Very large leafed tree in California

Ran across a post asking for help IDing this tree. I have not idea and don't have time to look...anyone know? It's in California....

I am the person who posted this in another forum.
I am trying to ID this for a customer.
It's about 15-20ft tall, fast growing, spreads by underground runners. It's even coming up under his house.
His neighbor calls it a "Bong" tree.
Leaves are 20-24" wides, powdery white underneath.
