Too much slope on flagstone patio?

| I had a flagstone patio installed 3 yrs ago and over the past year it seems to be sloping (sinking?) more and more. It is on a hill. The patio was done on a new concrete base and is held up by a curved retaining wall on on side. This was also set on concrete. We have had major erosion problems in our yard over the past few years, so I'm worried the soil is compacting under the patio and causing it to slope too much on the hill. Could this be what's happening? Any thoughts? Does this mean it has to be redone? If it has to be redone, how do I avoid this in the future? This was not a DIY project. . .and it looks beautiful even if it is sinking. |

Hi kjb120 When it comes to patios erosion is a four letter word. First without seeing it, what is the retaining wall consist of, rock, blocks, or pour concrete? What is more than likely happening is the soil is either compacting and/or eroding under the patio. If it is eroding where is it going, through the wall or into a sink hole that is not visable. Lets say you get the erosion under control, there are companies that do mudjacking that may be able to help you get your patio level again. If it means taking out the patio an doing it again, then you may want to think of doing a sandset patio next time. At least you won't lose the stone if it happened a third time. Good luck Matteow |
