Identifying a tree in trouble

I included a photo of a tree. Do those of you who are arborists or tree experts believe this tree is in trouble? Is bark missing from the outside like this an indication that the tree is dead or dying? Thank you!

I would start betting on the half w/o bark falling on whatever this year.

Does that half have leaves?

What is in the path of it upon failure.

its gotta go .. IMHO... based on that rather small pic

the left side doesnt look like its far behind the dead right side..

and if the decay goes all the way down into the soil... whats going to hold up the left????

is it a threat to any structure???

Yep, the right side, if not already completely dead, will be soon. The left side, as Ken mentioned, also looks potentially pretty well on it's way out (from what I can tell by the picture). Time to prune at ground level (or below).

Thanks very much, everyone. This picture was taken in a large parking lot. So it sounds like a reasonable inspection by a property owner/manager should show the tree is dead or in trouble, right? There was greenery on the left side at the time the photo was taken.
