Tulip Magnolia Help Needed

I have a tulip magnolia that is about 6 years old now. And this year it has done some very strange things. First off, I know this three flowers early in the spring before the leaves come out, which mine did as well. But it re-bloomed about three weeks ago at the end of May which for us in South Carolina is much like summer already (we have had temps in the upper 80s to mid 90s). And now that the buds are dying off I am noticing what looks like moldy spots forming on some of the leaves. Can anyone tell me if this is a big issue that I need to deal with before the tree dies or if it is common and not to worry about it? I would hate to loose the tree so I would appreciate any advise on the matter. Thanks so much.

gonna sound like ken here but:
Is this tree new....
If it is could be leaf spot
Could be leaf discoloration
Transplant shock maybe.... if so it'd be discoloration

nope, it's at least 6 years old and has been planted in the same location since I planted it years ago.

Powdery mildew. Lily magnolia and many of its hybrids, including saucer magnolia susceptible.
