Japanese Zelkova roots

Hi -- I have a house that is pretty close to the street...maybe 18'. About 10 years ago, the village planted a Zelkova in the grassy strip between the sidewalk and the street, and it has grown like crazy. The tree itself is maybe 16' from my house, and I began noticing last year that little baby Zelkova shoots were sprouting from roots that were in my peony bed...about 3-4' from the house. The house is an 1830 Greek revival with stone foundation. I've got enough problems with maintaining and renovating the old pile without having to worry about root invasions. Am I right to be worried? When I read that Zelkovas have a mature size of 50' to 75' I got a wee bit worried since I'd always heard that trees' root systems are generally as broad as their crowns.
