Help with Sick tree

I have a tree, not sure what kind it is. This is our second year in our new house and this summer and last summer the leaves got brown spots turned yellow and eventually fell off. Anyone have any idea what it is and what I could do? It looks terrible mid summer and the tree looks like it would in late fall..

It looks like an upside down crabapple with scab. Your best bet might be to replace it with a more scab resistant variety, as there are many, or switch to something else completely.

It's a decent size tree, I like the spring blossoms. I would hate to have to take it down, there has to be something I can treat it with...

There are fungicides you can spray on but you have to time them right. Check with your local nursery. Also you can prune the tree to promote better air circulation and rake and remove the infected leaves when they fall to reduce the problem.
