Neighbor's pool & deck, mostly. Problem is, neither he nor I really know whose tree it is legally. It's what we use as the property line, but not sure technically where the line falls. Guess I/we need to get some estimates on removal, lol. Anybody know the ballpark price to remove a 100 ft tree?

No one is going to be able to give you much of an estimate without looking at the job in person. It could be anywhere from a very easy job, so that you're basically just paying someone to come haul off the wood, to something much more complex, requiring a bucket truck or other special equipment. The pictures just aren't enough for even a wild guess.

If your neighbor's pool is at risk, I'd be sure whoever I hired had insurance (and I'd verify their coverage). If removal is the plan (and it probably should be), certification is not necessarily a requirement, but insurance will be.

We were in the same situation 15 years ago in Chicago, when a very large black locust tree located right near the property line died. We were on very good terms with our neighbors, and after we hired a survey crew and it turned out to be on our property, they split the removal bill with us. It was $800.

Sorry for your loss. I plan on installing Lightening rods near/under the 3 oaks near my house, once each gets large enough to need it. We had a red maple get zapped about 7-8 yrs ago. Of course it is gone.
