Help IDing a Mystery Fuzzy Tree

This tree was there when I moved in and I have yet to figure out what it is. It's about 10 feet high, deciduous, didn't need any water this summer, and didn't get any flowers. It's stems and the underside of leaves are covered with soft fuzz, like antler velvet.

I live in Northern California in Zone 8.

Compound leaves, opposite arrangement is correct! 9 leaflets each about 3 inches long.

No flowers I've seen. Sorry about the pictures. Since it looked like they only had an image upload for one file here, I figured they rather people didn't jam up the forum with a bunch of pics.

Could it be a type of Ash (Fraxinus)? Fraxinus velutina, Velvet ash, grows there.

Quite possibly. The leaves don't look as dark as the one's I'm seeing online, but it's definitely the closest match I've seen. Thanks!

Not sure why I used the common name.

Maackia amurensis

This plant doesn't always flower.

Never heard of that. It looks close though. From what I read it's leaves don't turn yellow in the fall, unlike the ash, so I guess I'll have to wait to see what happens to know for sure. Thank you!

That would be one good indication. Otherwise in spring the emerging leaves of a Ma will be silvery. Can't miss it.
